| POSITION: Maintenance 2 REPORTING TO: Chief Engineer RESPONSIBILITIES: Daily duties include garbage checks of parkade and grounds, pool chemical readings and HVAC readings. Interior and exterior Painting. Oil base paint, water base Spraying painting techniques: Stucco application Grout: remove and replacement Remove and replace wall covering (vinyl) Light appliance repairs of vacuums, Irons, Hairs dryers, Lamps TO operation of Diesel generators, pumps, Furnace operation, heat pumps, Air conditioning units, Replacement of plumbing fixtures, toilets, drain lines, shut off values, and grease traps Electrical replacement of plugs, switches, GFI plugs, smoke detectors, phone systems, television system, ballast resistors Able To maintain and operate, fridges, ice machines, washer dryers, Press . Atlantica care A working knowledge of the fire system and power failure system. Minimal knowledge of electrical, plumbing, HVAC, and mechanical systems. Daily requests and calls. Ability to plan and estimate projects. Ability to make informed decisions relating to the operation of the building and systems. Daily check list and log procedures Complete assign work for the day Exterior duties include snow and ice removal, grass cutting, minor Revised 9/20/2018 gardening and grounds keeping. Perform quarterly room smoke detector and AC filter cleaning. Assist in scheduled projects. Pool and hot tub operations. Any other duties assigned by the Maintenance Manager |
